How much should one budget for a terraced house?

There is still too little information. Given the planned number of terraced houses, I assume that a max of 6.00 x 12.00 will be offered; if at all.

This would result in approx. 120 sqm living space; an attic might be possible, maybe another 30 sqm.

Terraced house, 120 sqm according to Kfw 70 - EUR 175,000
Attic conversion: EUR 15,000
Additional construction costs: EUR 35,000-40,000
Painting work in EL: EUR 10,000
Floor coverings in EL: EUR 10,000
Outdoor facilities: EUR 10,000 (only the necessary)
Reserves for extras: EUR 10,000

All in: EUR 270,000


Then you should expect that when agreeing on a common provider, it will be "only" about the price at the bottom right and not about who delivers the best price/performance ratio.

Uiiih, that could be a problem - how many owners will there be? I really can’t imagine that they will be able to agree :rolleyes:



We had 250 sqm for an end terraced house: 25 meters x 10 meters, house 6.5 meters x 13 meters.
For the garden we had 8 meters depth, that was very little for my farming ;). Our neighbors had a MRH and two children with only 6 x 7 as a garden, of which 3 meters were terrace, leaving 5 meters for lawn with slide or paddling pool. They seem happy.

It is enough if you do simple planting, but it won’t be enough for a demanding garden in the long run. We have built again now.

I can’t imagine that it will work. But it doesn’t have to, then each row house will just look different. I know that from the neighboring town, that can be quite okay, but unfortunately it usually isn’t. Still, close coordination will be necessary: who builds when and how (solid, HRB) with/without basement etc.

232 sqm for a row house would be generous, sqm also costs almost 500.-. I even live with less ...
