Yeah, 750 euros cold burden results from 500 euros rent and 250 euros loan installment. We have already been living with this burden before the birth of our daughter, and there were no problems during parental leave or with childcare costs afterward (we mixed daycare and childminder). However, the loan would be gone before the house construction. Furthermore, the cold burden will still increase because we currently have a heating system in the house with 15% loss performance, but the landlord must replace it next year due to new legal regulations. We will then have to pay for that through a rent increase.

Fully developed means to me that sewage etc. exists up to the property, nothing more.
The plot price is therefore lower because we have all along calculated the price of a 600 sqm plot but only want 500 sqm, see Dirk’s post; the price is already calculated from the most expensive here, so not nicely calculated but rather the opposite.

For the household, my wife has 75 euros for groceries, drugstore etc., which I had already calculated with 400 per month, so 100, and yes, my wife simply does not spend more per week on everyday things, I can’t help that. (Maybe the advantage is that we work in staggered shifts and therefore usually only have convenience food during the week and can only properly cook on weekends). Clothes are not included yet, which I had included with 200 euros per month.

Furthermore, I based all calculations on February’s money, which was the worst month with 1400; usually I am above 1500. So even that is not overly optimistic.

What I still want to figure out now is how much the house with everything included would cost me and what the final price could be. Only then can you say what kind of additional burden would arise.
I am aware that if we were to pay off the loan over 40 years, we would pay over 500K in total. But we do not want to do 40 years^^

How we ultimately decide, we cannot foresee now, but it is certainly allowed to calculate everything. So don’t panic, nothing has happened yet, let alone signed.

Because there is always criticism about saving on reserves, what amount should one roughly plan monthly for that? 200 euros??

One should definitely have 2-3 complete monthly salaries reserved after building the house. This will cushion most eventualities. The challenge will be not to spend everything during the construction phase.

Apart from the necessary additional costs that will come, which one might not have planned for beforehand, there are also costs that one might not have on the radar right now.
We needed 13 lamps in the house when moving in. In almost all bedrooms, the designer construction fixtures are still hanging... because we don’t want to buy cheap hardware store junk. So rather €50 on a lamp that doesn’t break after 3 years, than €20 just for the sake of having one.
Then there are things like: carpets, table, kitchen?, renovations? bathroom furniture? Usually, you have a second guest bathroom... and so on. Then possibly the topping-out ceremony, moving costs, one or the other rental car for large transports...
Tools, shelves and so on...

If you want to know how much your house will cost, first you have to commission a soil report to get the foundation recommendation. Then you have to get all the prices from the utility providers and get quotes for the earthworks. The construction company will be cautious here until you have signed. But even here, if the seller cooperates, you can do a preliminary selection for the house... then you already know what will be added to the base price. Don’t assume that everything sold to you is complete. Our best example: We bought a house with a wood stove + chimney. We paid a bit more intentionally because we wanted everything from one source, and no hassle with delivery/transport and connection. Well, we made a miscalculation. First, they demanded a ridiculous €150 extra for connecting the wood stove, and then another €200 for the cleaning flaps in the chimney... (actually self-evident) No way... and the chimney sweep will also impose requirements that can easily run into the thousands.

Unfortunately, we experienced that the willingness to provide information decreases the longer you press... so we then set aside €10,000 risk reserve for INSIDE the house and signed. Not much of what we selected did we actually need. But without it, the house wouldn’t be complete, and for example, a ventilation system should be there.

You will know the exact price 2 years after your move-in.
