I would also fix the KFW at 20 years and make the annuity loan special repayments. After about 10 and after 15 years, you have the option to renegotiate the entire package if it makes sense.

I see it similarly. The interest rate is of course great, but in the end you have to repay the entire amount in 17 years. A 15-year loan is almost comparable in that regard.

still has to be careful about the planned repayment rate for the KfW component. As far as I know, there is a kind of target rate because the KfW requires a monthly repayment.

At 1.30% (i.e., fixed for 20 years, and 20 years repayment) the initial repayment rate is 4.96%

In other words: That means repayment 392.31 interest 102.92 total 495.23 per month
(I am assuming KfW55 and the 5000 repayment grant)

That did not appear in your first post at all.

Yes, children are included in the calculation. The desired rate is therefore also set so that we can initially manage this well even with the loss of one income. The special repayment may then possibly be slightly lower.

Yes, you are right. We have to/will keep that in mind in the overall consideration – at the beginning, one could possibly first make use of the repayment-free years that KfW offers and during this period minimize the amount mainly through special repayments (hopefully massively) until the regular repayment begins.
