How expensive is a turnkey prefabricated house with a granny flat?

Good evening,

We are planning to build a prefabricated house, but we are not sure how expensive it might be.

The following are the key data:

- a developed building plot in 61440 is available
- the granny flat should be 30-50 sqm, the rest of the house from 80 sqm. So a total of at least 110 sqm.

What costs are realistic for a turnkey prefabricated house? Without a basement, we thought 250,000-300,000 euros.

Additional question: There seem to be endless websites on this topic, how do you find (reliable) providers that offer prefabricated houses with the above criteria, is there perhaps a list with a filter or something that only lists prefabricated houses with granny flats?

No one knows your craft prices on site nor your equipment. The rule of 2,500 to 3,000 per sqm should be roughly planned. Of course, always more.

A simple equipment is sufficient, so it does not have to be upscale.

Costs of up to 3000 euros per square meter would probably not be bearable for us.

There are partly very general statements on the internet, such as that it costs an average of around 2000 euros per sqm and similar, so we have set this amount (250,000 - 300,000 euros).

The €/m² prices are currently fluctuating a bit here in the forum. I think 2000€/m² is roughly the lower limit in an affordable area. For a rough planning, you should initially aim for 2500€/m², more only with higher demands. On top of the 2500€/m², additional construction costs of €50,000 apply, plus basement, plus garage, plus garden, plus kitchen, etc.

All in all, I don't think €300,000 will be enough.

May I ask why the main apartment is only supposed to be 80m²? That is a very unattractive size for the average family/ buyer.

So the situation is as follows:

Two seniors want to live in the main apartment, and a single son in the separate apartment. So no young family anymore or anything like that, in case the question is going in that direction.

Apart from the crucial question of which myths we must assume about you (prefabricated houses are faster, have fixed prices, etc.),

you can pretty much forget about. There are bungalows (also around 80 sqm) for couples without children or after children, and there are family houses around 110 sqm without a granny flat - but 110 sqm as the sum of two housing units is a special request, i.e. absolutely no market segment with (price) competition.
