Why? There are three adult people with income or pension. Where does the limit of 300k come from? Regardless: With seniors and a bachelor, you should consider in advance what happens if the bachelor falls in love or the seniors do not reach the desired old age after all. Is the house rentable or sellable? Or would it be irrelevant because the seniors have around 300k lying around and therefore the limit comes?

There are only two people with income, the seniors. Due to a handicap of the junior, his income is irrelevant for such an undertaking. Of course, one can fall in love with a handicap, but this is rather unlikely due to the individual past. There is approximately 150k Euro in equity available, the rest would have to be financed. Of course, one does not want to take out too large a loan in retirement age, although securities in the form of other properties are available.

The crux is being overlooked here: Developed building plot for a single-family house in Oberursel. This is an absolute prime location near Frankfurt. If I assume at least 400m², the plot is worth at least 500k. In the area, you won't get a house with a granny flat for 300k, you can completely forget that. But what is of course possible: sell the plot and build comfortably somewhere further out.

If the land is so valuable, you can easily use it as collateral. Especially with the equity anyway. So 400k construction costs can then be implemented easily.
