How do we build most economically?

Hello everyone, now I really need your help. And please try to avoid abbreviations in your answers. I'm still a bit clueless in this area. :eek:

Problem: We have found a piece of land through a distributor/agent who sells it only tied to a developer. The developer is apparently not bad either. We haven’t heard anything negative about them in the region so far. They have also never been to court due to construction defects or anything like that. Well, the problem is that we feel they do everything with a very standard approach and don’t really consider the individual needs of the builder. So far we have only spoken to the agent, and he has a fixed price turnkey offer. It’s a great Kfw 70 house with a heat pump and triple glazing and plastered and, and, and... As soon as I mentioned that we want a fireplace and clinker bricks instead of plaster, it was brushed off... It costs more, makes no sense, and is just nonsense... Blah, blah, blah...

Question: Is this some kind of typical trick? What is their problem? What can we best agree with them on to get the most effective and economical outcome from the whole construction project in the end?

Well, what can you really guess? If the developer (who is actually more of a general contractor) only offers his package, then you can either buy it or not. Maybe the general contractor himself is a bit more willing to talk than the intermediary – worth trying. In any case, I would like to point out that in such a constellation, the real estate transfer tax will most likely have to be paid on the land and house construction, which means a considerable additional effort.

Just to make sure I understand this correctly. You are willing to sign the work contract that you consider defective, but you already want to know how to get out of the contract later with as little effort as possible?

Hello Kisska86, well, I don’t know - statements like those from the broker / salesperson would already set off a few warning lights for me... after all, it’s supposed to be YOUR house, so he shouldn’t care whether it makes sense or costs more. In your place, I would first have a conversation with the developer and present your "special wishes" to them. I can’t imagine that they would behave just as strangely - after all, they earn their money by fulfilling customer wishes. I also configure my car the way I want, not how the janitor (as a maintenance-free example) at the dealership likes it. Regards, Dirk

No, no, no... I want to know how to perfectly design the work contract for us. I can remove some trades and then definitely assign them myself. We already know a bit about house construction and feel confident about it.

@K1300S: How should the contracts look so that we only have to pay tax on the land? Simply two separate contracts? So one land purchase contract and one work contract? Would that be enough?
