How are the billable costs of the architect determined?

Hello,

I’m stuck right now...

Our plan for a single-family house is currently with the city for approval. So far, everything is fine. We have engaged an architect for service phases 1 - 4.
We have now started obtaining bids ourselves. The offer from the shell builder is €95,000; the architect’s estimate was €117,500. Now my question is: according to HOAI, is the architect allowed to include the costs for the shell construction in his billable costs if we award it ourselves? I have read a lot about this but still don’t fully understand! If we only use service phases 1 - 4 and award the trades ourselves, what is then taken as the basis for the billable costs?

I would be very happy if someone could help me!

To my knowledge, the costs of his cost calculation or, if not available, the cost estimate are taken into account. Regardless of the award result.

However, I have been out of the daily routine for a while.

You are currently at the end of service phase 4 and do not know that the billable costs consist of the items 300 & 400 according to DIN 276. The shell construction is only a part of this.

If you are billing according to HOAI and have not agreed on a flat fee, then service phases 1-4 will cost you about €10-12k gross. Here, the calculation is not done in thousandths of a euro but there is a range up to the billable costs.

Just because you think you have saved €20k does not bind the architect or his fee, since you only commissioned the architect for service phases 1-4. For him, service phase 6 (I believe) does not exist. For him and his fee, his cost estimate applies.

And again, everything up to the "turnkey" house counts as billable and will be taken into account.

If he estimated €350k for 300 & 400, then you pay fees for that.
I have rarely read such ignorance at this advanced stage of progress here. Really sad and creepy at the same time.

so it is common for an architect to calculate 20% above the travel price to increase his fee? If a statement of the HOAI says:

(2) The chargeable costs are based on the local customary prices if the client

takes over deliveries or services himself... ?

It is not ignorance. I would like to inform myself and hope for constructive contributions!
