Sure, that provides security – but at that stage you are practically too far along to still make changes (if the bank doesn't cooperate).

I wouldn’t see it that way now.
With this approach, I offer the bank a much more precise calculation of the costs.
No contracts have been awarded yet, so all changes are still possible.

That's true, but you bear the risk of the costs if the financing doesn't work out after all - and then you have basically already made a lot of advance payments. Tendering is only planned after the planning phase - we are still partly tendering now while the shell construction is underway.

why, you can also get offers as a private person. I write to the window installer that I want to have 10 windows with the size hüh and hot installed in city x and ask him what he charges for it. of course, a lot of own work is necessary, but someone who is somewhat skilled technically in CAD can already do a lot of preliminary work until he finally hires an architect.
