House with a granny flat

Hello everyone,

I am desperately searching for creative ideas for a house with a granny flat. I have already spoken with an architect, but he didn’t really have helpful ideas (semi-detached house with a different room layout). I would like the granny flat to be only on the ground floor and the main apartment on the ground floor and upper floor (1.5 floors). This gives me a lot of space on the upper floor due to the building dimensions. Are there creative and practical solutions for not having so much space? I would also find it very nice to have a small extension with a flat roof that is white plastered. In general, I find few ideas on the internet for houses with granny flats, so my question is: Are there any relevant websites or what can you recommend? What are the options for granny flats – only ground floor, or one apartment on the ground floor and upper floor each, or both apartments on ground and upper floor? I am grateful for any tips, advice, or links with sketches! THANK YOU

Hello,
The possibilities are virtually endless. An experienced planner should be able to realize your ideas. However, it is not done with just a few lines. It requires considerable effort and therefore also costs something!
Laypeople hardly grasp the full scope when implementing their ideas, as the interrelations are quite complex and competing demands, e.g. from the individual trades, must be taken into account.

How large is the building envelope of your property and what are the ridge and/or eaves heights? Who will be moving into the house, typically 2 generations? What budget is planned?

We have already developed numerous such solutions; all were the result of lengthy preliminary discussions, as every house designed in this way usually has to satisfy different needs.

Hello Cybernd,

I am currently in the same situation. We would like to build a house with approximately 200 sqm of living space + a granny flat with about 50 sqm. The granny flat should have access to the main house. Since we didn’t find a floor plan in the magazines from the prefabricated house companies that really fits our plot and meets our needs, we started a trial ourselves with software to get a bit closer to our house. It’s not perfect yet, but it’s a start. I recommend you first think about what is important to you. We limited the granny flat to the ground floor, as it is intended for the older generation (stairs, etc.). The garden design also makes a difference; you don’t necessarily want to sit next to each other and grill in summer. Also important is whether a shared or separate entrance is desired and how the access to the possible basement is arranged. Furthermore, I tried to plan the kitchens opposite each other to make the connections simpler and thus cheaper. We didn’t fully develop the upper floor in the drawing because it would be way too much space. So later, on the part of the granny flat, we still have the option to create a roof terrace. Also, we can rent out the upper apartment separately later if the staircase has direct access to the upper apartment and you don’t have to walk through half the house to get to the stairs.
Well, there is a lot to consider... but of course it also makes a difference who you share the house with. So far, we have been to the model house park in Hanover twice, which helps to get an idea of room sizes and styles.

Here are our floor plans one after the other. Maybe this will give a better impression of our planning (but it has not yet been approved by architects/structural engineers). I am open to objective criticism!
