Opinions that you do not want to hear because they might not fit into your concept or plan are by no means nonsense.

The users here mean well and are willing to spend a few minutes of their lives on your house project.

Don't you have any ideas of a bathroom or a 40sqm room? Nonsense writes Musketier and it's nonsense if users here google answers to my questions or send me links with dilapidated houses in the middle of nowhere that I absolutely have to buy. I could do that myself. I just want to hear personal opinions from people who are also faced with the problem of too much living space. Like the suggestions for the gym, for example.

The object in question is not supposed to be the one offered on the internet. I had sent her the found link to immobilienscout24 via private message, but according to her response, it is apparently not the house that was viewed. Strange coincidence that many details seem to fit at first glance (price, size, location, electric heating, etc.).

BTT: Possible uses for unused rooms (I have implemented some myself or still planned): - DIY workshop (in the basement or outbuilding, if available) - Hobby room, e.g. photo studio or for model trains, billiards, table tennis, or similar - Office for all paperwork, computer, etc., also usable as a reading room - Ironing room, if needed with additional wardrobes and shoe cabinets - Guest room - Shared playroom for the children, possibly also for nieces and nephews if no own children are present - Storage room for bulky items that otherwise have no place (suitcases, bags, backpacks, seasonal decorations, saved boxes (e.g. for warranty or for ebay sales), etc.)
