House too big, what to do with the extra rooms?

The main reasons for the price are probably the monument protection and the energy consumption. In addition, the location is presumably still occasionally within the vicinity of the sugar factory in Wierthe, where there can be strong odors in the autumn. I lived as a student in BS-Lehndorf and even there you could smell it when sugar was produced, depending on the weather conditions. Otherwise, just a lover's object. Maybe the price is still somewhat negotiable, because I don’t believe that the object will sell itself.

: How do you know that the rooms are tiny? I find the rooms absolutely great in size. There is a large bathroom, a large living room, a large kitchen, and 2 large bedrooms. Also 3 small rooms. That's great. How do you know that the rooms feel dark and cold? I found the house totally cozy, neither dark nor cold. Sure, the roof will need replacing soon, but the house is very cheap because of that. How do you know that the half-timbering is not nice? From which side are you talking?

: Well, I have been living here for 20 years and have never smelled any sugar factory. From time to time I only smell the scent of a brewery here, but that would be more of a value enhancement for some gentlemen. :-)

I wouldn’t buy the house in the ad for 150k, the ceilings are way too low. But the [Rotklinkerhaus] for 129k, that’s nice.

The main wind direction is perhaps decisive. There was brewery smell in BS sometimes too, but luckily I didn't live in the main wind direction there. :-) For me, that wouldn't be an increase in value either. By the way, I lived in BS from 1986 to 2003, so that was some time ago.

If everything fits for you, then take another appraiser with you to the next viewing so that you don't experience too many surprises. Maybe also ask around a bit in the neighborhood. And consult the monument protection authority about what is possible and what is not (e.g. photovoltaics).
