The only requirement is the cancellation of the existing land charge and waiver of the municipality's right of first refusal. It took 2 weeks in my case.

I would definitely include a penalty payment or significantly increased rent in the contract in case the agreed move-out date is not adhered to. And that the amount will be offset against the final payment.

Isn't it a problem if there are larger creditors than oneself? I would consider a partial payment as a low to mid five-figure sum. Normally, the large ones come first with the administrator. As I said, all afaik, I am happy to be convinced otherwise.

I am already amazed at the ideas some people come up with here. Basically, from my perspective, the seller has the advantage and initially sets the conditions. If there are multiple interested parties, your room for negotiation is rather limited. Then either accept or keep looking.

We will soon be in a similar situation and will certainly not accept excessive rental demands and the like. The real estate market is still a seller's market; it should be fair and understandable for both sides. I have no regard for any restrictive conditions, and even such proposals would make me consider looking for another buyer / awarding the contract elsewhere.

Except for the good locations for good properties in large cities, it is actually still a buyer's market. If interest rates were to drop significantly, this could change again. And there is practically no real market for weaker properties anymore, or if there are interested parties, they dictate ALL conditions.

I cannot confirm this for our region yet. There are indeed slightly more properties listed on the relevant platforms, but they are taken very quickly or are old listings. Decently reasonable properties are rare and, as mentioned, are gone very quickly in case of doubt.
