House purchase - problems with the transaction - experiences, tips?

Make a preliminary contract for the sale, in which both parties already commit to completing the sale in October 19, otherwise a contractual penalty of xx,xxx€ if one party no longer wants to proceed. Check with a lawyer if it is as simple as I imagine.

2000€ are (as already written several times) gone. The tenant has fulfilled his part of the agreement, so he is allowed to keep the money.

If you knew what kind of conflicts I sometimes have on the table, just because one of the parties has absolutely no idea or never had any.... And I don’t even mean that in a bad way.

That's right, because the deadline is set as the date of notarization of the purchase contract, regardless of whether the handover is one year later and thus only after 10 years.

That could then backfire for the seller.

That's exactly it!
If you do it officially, that is a "preliminary contract for the purchase of the house Oct. 2019"

Can he still back out then?
My or rather our biggest concern is that he will say at the last minute "I don't want to sell after all"
Then we remain his tenants!
If you listen to the offer as an outsider, it might seem like a very good idea.
But if you know him as a person, then you approach it with caution.

How could something like that be made BINDING?
Who do I have to turn to for that? Tax advisor? Lawyer? Notary?

My bank advisor said I could make a land charge registration.
That would give me 100% security that he can no longer do anything... who is familiar with that?
