That may be the case. But it doesn't have to be.

Hello everyone,

sorry it took a little while but the situation is as follows:

he can only sell the house from October 2019 onwards because he is no longer in the speculation period then.
However, he offers me to rent the house from March and then subsequently become the owner from the tenant as soon as this period is over in October.

We feel so deceived.... please forgive my choice of words if I become offensive... but something so dishonorable, deceitful I have never come across in my entire life!
It leads us to give his tenant €2000, the tenant writes a termination, I submit everything to the bank and fulfill all requirements, in the end this underprivileged simpleton realizes that he has to pay taxes if he sells now!
I am suffering now because of his stupidity!
He is also a hypocrite!!!!
When we spoke in private, he himself spoke very badly about his real estate agent “that he wants to get rid of her because she does not do her job properly”
And now they are working together.
He also no longer wants to talk to me without her.
And I am supposed to get the €2000 back from the tenant because I gave it to him!

Be honest please... what am I supposed to do with this guy?

One more thing... assuming I move in there as a tenant... the guy changes his mind 100 times a day... how many times does he change his mind until October?
As far as I know, it doesn’t matter if we agree that he sells it to me. If he feels like it, he can still say in the end, “I don’t want to sell it after all.”
Then I live there as a tenant!!!! How am I supposed to get my 2000€ back?

There is no room for pride now. But I will NEVER let such a person take away my pride and my respect!
A loser who got everything shoved up his ass by his parents, has been through 3 divorces, and is now selling off his parents’ life’s work to pay off his ex-wives... that’s what kind of person he is!
A clown. A guy everyone laughs at when he seriously says something... how could we have been betrayed by someone like that!!!!!?????

Now it's getting emotional. Disconnect the house connection box and keep searching. It's a learning experience. Next time, make a contract with the tenant.

I'll just let the mediator speak:

One could indeed agree on the following:

[*]The seller pays you back the 2000 €.
[*]You rent the house until October. But for that, you would need a binding agreement beforehand.
[*]You buy the house in October.

It could well be that the real estate agent also advised the seller poorly, so that the issue with the speculation tax only came up when it was too late. This may sound a bit naive now, but it wouldn’t be the first investor with no plan.
