So, a final tip:
Have a notarized purchase option drawn up for the purchase price agreed upon between you, exercisable by you at the earliest from autumn 2019.
This kills two birds with one stone. You have 100% certainty that you can buy the house at the agreed price, and the seller has the assurance that he will only conclude a purchase contract after the speculation period expires. In the meantime, you move in as a tenant.

The only small disadvantage: You pay a few extra euros for the notary.
