If with this 750€ monthly payment should not be financeable = normal rent for a 3-room apartment, then when?

Definitely get an expert to go through it with you. You don't want any nasty surprises. I find the price quite low for such a well-equipped cabin. Of course, it also depends a lot on the location.

he will certainly get a poor condition. Combined with a full repayment in the 15-year range, we are at 1,400 per month for 15 years + additional costs which are higher for an existing property.

This means that we have to calculate around 2,000 € / month for interest + repayment + additional costs.

The OP already can’t save now, how should it work afterwards? But yes, he can also repay 2% and then still struggle with a final payment XXX in 15 years.

I don't think he was aiming for full repayment in 15 years. That obviously wouldn't work. I understood that he first wants to take 10 to 15 years and meanwhile use a building savings contract or similar concepts to cover the follow-up financing.

Flat 3.5% annuity. Just as the OP says himself. Why should he also conclude a full repayment plan? Young people can easily start with 2-2.5% repayment. Most do not repay much more – at least that's what practice shows. With 2.5% repayment, a residual debt of approx. €155,000 remains after 15 years. That's manageable.
