We will only do something once we actually have the money and can do something with it. I am speculating with financing of €200,000 just for the house, probably even a bit less. We will be able to do a lot of work ourselves through contacts.

We only know him through former professional contacts with his wife. So no personal relationship with the person, there should be no problems. The appointment is initially to determine whether something is theoretically possible on the plot that meets our expectations. After that, everything will wait until we have the money. If construction really happens, several offers will be obtained and compared anyway. At the earliest, anyway, only after the cars are paid off. But you can still start preparing early.

To possibly keep the topic a bit current:

On Friday we had the appointment with the construction company. By simply rotating the bungalow, it would definitely be feasible to place a bungalow there. A rough cost calculation showed that with the purchase of the land and additional costs, house construction with additional costs, and a double garage, we would come to around €260,000. The earth mound could be removed during the soil exchange.

If the land is bought outright, about €200,000 would have to be taken as a loan. Based on the initial figures from the first post, is this a realistic amount to handle? Or do you see it as too much and risky?

We will also look at already existing houses that are for sale. These are mostly in the range of about 120 to even 200 m² and priced around €160,000-170,000. But you don’t know how much still needs to be done there, and the plots are significantly smaller... about 400 m² or even less.

Once they are viewed in August, we would decide whether to buy or build ourselves. I’m in favor of building myself anyway, but my fiancée is still resisting because of all the stress and additional costs. Any good arguments to convince her? ;)

I am really amazed at how affordable building a house is with you, for 260,000 euros house including incidental costs, land including incidental costs and double garage.

I agree with that, which is why it is also my idea to build something of my own according to my wishes, rather than moving into a finished house and doing minor work, if the costs would come out almost the same. For me, moving into a bought house would really only be for convenience and stress-free reasons. Unless everything really already fits in the house, which is rather unlikely.

However, the construction company will also raise prices by 3% next year, so it will increase a bit.

Men! Don’t know what makes women happy. :rolleyes: How do you lure the female to building a house? Pick features she would like and that can’t be found in any finished house. If one isn’t enough, take two, and so on... :) For example: - new kitchen with an island that she always wanted? - extra pantry? - dressing room with built-in shoe cabinet? - extra-large children’s room? - balcony? - conservatory? - favorite tiles? - shutters? - sauna? - etc.

Stress during the new construction is also the stress one creates for oneself.

We had no own work, a building surveyor... I did not sleep better or worse for the 7 months than usual.
Even two years later, we have not found any defects in the house so far.
