So the 600-1000 euros fluctuate depending on holiday bonuses. On average, however, it remains 750. Everything already calculated down to the month, such as car tax/insurance, personal liability insurance, household contents, residential building insurance... The 750 are purely for leisure activities, clothing, purchases... Child benefit would then be added on top as well as the Baukindergeld as a nice bonus.

Thanks, then we can probably forget about that for now and should continue saving. Who knows what the real estate market will look like in 3-5 years. Hopefully the prices will slow down soon, but I don't really expect that.

Why? You have €4,300 household net income + special payments (how much are these?). €1,100 go towards the installment. That leaves €3,200 for additional costs and living expenses altogether. Where is the problem? Can’t you manage with that (and the special payments)? You don’t have any equity, that’s true. But you only want a small loan with a moderate installment. Honestly, I wouldn’t even discuss this here, just do it quickly!

Special payments vary between 0 euros and up to 8,000 euros depending on turnover. A 13th salary and 1,500 euros vacation pay are certain. On the one hand, you are right, and on the other hand, I do get a bit anxious with such an amount (I think that is normal). Sure, we manage well with the rest. And if something happens to the house, I could handle 80% of it myself. What do you have available for discretionary spending once all costs are covered?

Only death is certain and it costs life. Special payments can be taken away quickly.

It's not about whether you can afford it. I just find that 600-1000 € left at the end, from which clothing and some things still have to be paid, is very little.
