House purchase / financing possibly feasible?

You have stomach pains because of a €300,000 financing?? But you smoke away practically half the house in 30 years?? Welcome to Germany. People prefer to rent (by the way, the money is gone just like for cigarettes), because with such debts, yes there is also an asset behind it, you can't sleep.

The income and everything fits, just do it, there are no two opinions about that, and then smoke less or just burn the money and continue renting. And in 30 years think, spent over €400,000 on cigarettes and rent.

But there are two opinions. Mine is the second one. The OP created a calculation according to which he has €600 left over. But from that, many other things still have to be financed, like clothing, etc. If a second child should come, then the €600 are quickly used up. I would either calculate very precisely (prefer all costs to be overestimated rather than underestimated) and then decide.

Yes, that's unconscious. If the cigarette item weren't there, the whole thing would look better. Child planning is completed and costs have already been calculated somewhat higher. Regards

Mobile phone contracts and cigarettes are two expense items where you can definitely really reduce costs. Everyone needs a different motivation to quit smoking. For me, it was the joy of no longer smelling like stale smoke. For you, it could be the joy of a new home. The actual withdrawal only lasts 3 days, and drinking water in sips helped me with that. Waiting for prices to fall will be in vain. If the house fits in terms of location (commute, etc.) and size, then grab it.

Sorry, but anyone who can’t finance 300k with 4,200 € and still a buffer is doing something wrong. And these expenses are one thing; I know enough people who handle money differently when they own their own house. Priorities change and you pay more attention...
The expense side is always individual; here people often try to project their own situation onto others, which simply doesn’t work.

What is the OP currently paying for warm rent?

Well, I never said it was impossible, I just wanted to hear some opinions I had received. The OP currently pays €750 warm rent.
