House purchase - fear of too much burden

Let me approach this from a different angle:

- How much can you set aside right now?
- Do you still live with your parents or are you currently paying rent (How much is the current cold rent?)?

To what extent would your commute lengthen? --> higher car costs
Back when I finished my apprenticeship, I also regularly ate at my parents’ place – it was so nice: Mom cooked and I didn’t have to worry about that. At some point, I was put under pressure – since then I’ve been a noodle specialist .

To expand ’s list a bit: Have you also taken into account the many small expenses that occur irregularly? Shopping on Amazon, your “liking to eat out,” cinema, books, club visits, late-night purchases at the gas station, etc.
Do you already keep a household budget where you track your expenses precisely?

One question arises for me in general:
Nobody gives anything away for free – certainly not your acquaintance either. If the situation is so great and the house fully renovated – why doesn’t he ask for more? Before you decide to buy (I assume you know the acquaintance’s house) – have an inspection done with an expert.

I am currently paying a very cheap rent, around 600 EUR.

Mom loves to cook for me, so I won’t be kicked out anytime soon.

My commute does not get longer; I just come from a different direction with the new place.

I haven’t listed all those small expenses, I would have to pay those with the money anyway, so that’s why I’m considering whether I can make ends meet with it. I don’t keep a household budget, but I only pay by debit card; I could determine once what I have spent on average for my "luxury." However, my lifestyle is not very modest.

So the house is on the outskirts of town, so it’s naturally a bit quieter than in the city center; that’s certainly not ideal for everyone, but it works for me since I also come from a similar area now. Then, it is an old house, which looks very inconspicuous from the outside; it is completely renovated, but the living space also initially appears significantly smaller (from the outside). But I will definitely order an expert to check things I have no knowledge about.

Are you currently paying 600 euros cold rent or including the monthly savings do you reach 600 euros? Cold rent + savings should be the first criteria to help you decide.

Work / food: Then you have to consider a double daily commute. Going to mom’s for food and then back through town to the house.



This could be the crucial point. Often you are not even aware of how much money you spend here and there. The question then is whether you can manage to restrict yourself accordingly in case of emergency. So first check (household budget) and think about what you want/can do in that case.



A house on the outskirts is usually very popular. A mix of living in nature and having city entertainment around the corner.
Hiring an expert – good decision.

And then regarding the operating costs of 120 €: Don’t forget that garbage fees, building insurance, and the annual property tax also need to be paid.

The acquaintance owns the house, he is selling it because he owns other properties and wants to reduce the number.

I have been looking for a good offer for a long time because I want to provide for old age.

According to the owner, these are the total additional costs including sewage etc., there are two wood stoves in the house with which you can probably heat a lot, so that only a little has to run on the gas heating. but every three months 190 EUR property tax is added.

I will also briefly address the topic of additional costs. Property tax: 190 euros x 4 = 760 euros Insurance: For our new house with very good coverage, this would cost about 300 euros. However, this includes the so-called new build discount of 50%. You would have an older house without a discount. These two items combined amount to about 1,060 euros = 88 euros per month. There remain 32 euros per month / 384 euros per year for everything else (waste, water, sewage, heating, possibly electricity, etc.). I cannot say much about all the other items yet, as we are only building and thus do not yet pay for these items (except a minimum). Have your acquaintance show you a breakdown of this and just to be safe, calculate with 200-250 euros (in our case, with the new build and a much smaller plot, it would be over 300 euros).
