House price, how to compare?

According to which criteria does one actually compare the price of turnkey houses? Price per square meter of living space? Price per cubic meter of converted space? Is the price of the plot of land included in these? I don't understand it. It's clear that there are different quality levels and different scopes of equipment as well as very different land prices. But there should at least be an approximate average value for standard equipment or upscale equipment, at least for the house.

I didn't want to accept it either, but these reference values (1500€/sqm) or similar are all nonsense. It depends too much on the region, the type of house, the equipment, and especially the construction service description. For example, I compared the descriptions very thoroughly to get an approximate point of reference. Our house (Rhein-Main area) costs about 1650€/sqm turnkey in solid construction. But that doesn't mean anything at all.

Is the price for the land now included or not? One keeps reading about prices per square meter, but nowhere does it say that the land is included.

The property is not included in that. The 1500 €/sqm is only meant to roughly check the offer. It should be clear that there are no limits upwards. But if the offer falls significantly below the 1500 €/sqm, there is surely a catch in the construction service description.

That is simply not correct.


The costs you described also fit your region.

It really depends on which part of Germany is being built in; the €1,500.00/sqm here marks "only" an average value. In Bavaria, further south from you, €1,700.00/sqm and above are not uncommon; in the north of the country, rather €1,400.00/sqm can be assumed. The east is slowly catching up, so here too you should calculate around €1,400.00/sqm; for NRW I already calculate with €1,550.00/sqm. All approximate guideline values for a medium standard; built at least according to Kfw 70 and in the "turnkey" variant (without painting and flooring).

From 01.01.2015 the guideline values will change, as a price increase of 3-4% - across all trades - is expected ;)
