I am now writing a response about the window elements. You are right, we talked today that we like the three-part elements less because they simply have too many "mullions" and would prefer fixed elements, but that is problematic for cleaning on the upper floor, so it makes sense to use something like in the study.

And here is the outlined plan of the upper floor.
In the bedroom, we have a space of 60cm behind the door so that we can place dressers behind the door. Walk-in closet.
2x children's rooms approx. 17sqm
Bathroom with 6.33sqm
and a storage room for winter clothes

We are still not sure about the basement. The construction company initially planned with a basement at our request, but we are considering whether it is really necessary, and they also planned an outside access.

Between the sink and the stove, I would still plan a workspace.
Bathroom with 6.33 sqm is already very borderline for a house - I don’t think you can reasonably fit a bathtub.
Many corners and projections in the rooms - what is this 3.5 * 1.8 shape? Will the whole thing be two-story?
What do you want to do with this huge bedroom? I’m also not a fan of a dressing room as a trapped space. The bay window doesn’t add any value here either - the smaller one in the living room is no longer there (?).
Unfortunately, I don’t like the upper floor that much :(

A site plan would be good again - flipping houses always suggests that the plot isn’t really taken into account (or that it’s a nice practical plot).

What exactly do you want to know? Unfortunately, I cannot specify the price separately, as we planned the garage together with the house as a package. :)

Oh, I see already that the whole thing is rotated (at least the picture) - that means the bay windows have reappeared :D ... but that doesn't make it any better either :(
