First write down your room program, what you want and need. Arguments for and against a basement, because: you don’t carry bicycles and garden tools through the house and not one floor down and then back up again. The same applies to laundry. Many gladly forego the basement if they have a nice utility room on the upper floor and storage space in an extension and/or in a spacious double garage. Storage room on the ground floor is also nice. In this respect: if you divide 20 sqm between the ground floor and upper floor, you can easily do without a basement. Spacious office = reading room, 2 children’s rooms, one of which can initially serve as a guest room or hobby room if only one child is planned anyway. If you plan a basement only for utility rooms, usually half of it is useless and only used for hoarding activities. You also have to see what the development plan says regarding construction: if many things are allowed or if it’s a slope, then this decides the use. About the room program: read, look, read, compare. Measure, look, visit, read. Also like to read and look here in the forum, especially the floor plan discussions are interesting here. You can also build on 110 sqm, but then you limit yourself. But it offers average earners the option of building a house. You can afford to build all your rooms. Nevertheless, you of course also have to pay attention to other costs, such as outdoor facilities or connection costs. Furthermore, then come the questions about heating technology etc.

I’ll just take that as a humorous interjection. :D But I’ll still respond:

- In the 250 m², am I then opening a museum for "unused, beautiful rooms"? Over 160 m² can definitely be discussed – but anything above that seems a bit "too much" to me.

- I do not consider our household income to be exceptionally (sic!) high. Without question, we have a good (!) income available. But we are far from being able to act free of financial considerations when building a house. Especially since I was always taught that you should only buy as much as you actually need in the end. And I am absolutely sure we don’t need a house for such exorbitant sums.

Then we’ll concretely gather our wishes and put them on paper :) Thanks for the many prompts so far :)

I find the question of increased future space requirements when having children quite important, and you should already consider that. "Now" you are more than well served with 140m² (in my eyes, that is already a palace for two people). But since you have everything under control yourselves – can a later extension be planned already? So to create a coherent overall concept? An extension, reserve for expansion, whatever? Garage/storage room as an extension, where you can then add another floor and the connection to the main house is already thought out? Whatever... these are the thoughts I would have.

Otherwise, you have a top income and can afford a palace, if you want to.
