House plan from Poland

Hello, this is already my second post in this forum, I’m slowly warming up, grinsss...

I only have a small question:

I came across a great project of a house in Poland. This project was awarded in Poland as the best project of 2010. The costs for this project without a basement amount to about 600 euros, prices for a project are simply different there.

My question: Should I purchase this project? Will it be accepted by German authorities? Do I have to have the project revised by a local architect? Will the Polish structural engineering be accepted, or does it have to be improved in Germany?

I would also like to add a basement, which is not included in the project. Should I have the basement plan done in Poland (because it is cheaper), or is it better to do it in Germany?

Or is it best to go to a local architect who then does the whole project for me, exactly as I want it (have everything done by a German architect who copies the project).

How much does it cost to copy such a project here in Germany???

Post scriptum: The project is 203m² and the living room is open over two floors. (about 7-8 meter high ceiling up to the gable)

If you move to Poland, you can save a lot of money again. Life there is much cheaper than here. Good luck with your project

Well, for a paltry 600 Euros, I would buy the house immediately... I wouldn’t hesitate at all... and if it turned out to be nothing... well, then the tip can be easily forgiven.

However, the building application, i.e. the architect here in Germany, will cost several times the price of the house... because the company probably won’t have planning authorization here. And without that, it simply won’t work. Which is also good!

Yeah, right, wanting to spend €450,000 on building a house but saving on the architect, first check your financing or how does "cheaper" fit with your first post?

Sorryy... I just wanted to say that I have a great project from Poland. My question was whether I can take over this one from there.

So after reading a bit here and there, I realized that I will roughly take over the project. But it must be a German architect, because there are different structural calculations and thermal regulations in Paragraffenland. (I wasn’t trying to save money on a project, I was actually after extra work) (This answer is actually what I expected from you)

I called the architect in Poland, he said: This project won first place this year on Archo.pl there, but it must be revised if it is to be built here.

Regarding the question of financing the construction, 45% of the financing is equity and about 10% is own work. I will probably have to sell my two apartments in the city to live in the countryside.

A friend once looked at a house at a friend’s place, liked the plans of 240m². Then he chose a developer, BUMSSSS, built without an architect. Saved architects’ costs, that’s what I thought with this project from Poland, but I was wrong because of the structural calculation and thermal regulations and and and...

did you take the project from Poland? Did everything work flawlessly? How is it with the translations? Did you have to bring in an architect here? The plans on the Polish sites are sometimes very promising and affordable.

Maybe you have already started building and can report. We have finished the financing and are now considering how to proceed. I am grateful for any tip...
