That is the agent’s job. Therefore, try to show as little emotion as possible. Technically, the next step would be an agreement on the purchase price and terms between you and the seller. Based on this information, a draft purchase contract will then be prepared by the notary of your choice. The notary is usually chosen by the buyer. Sorry, the price says nothing about a location. Surely it is not central or close to a big city, but there are enough municipalities with train connections to the big city that are cozy themselves, offer sufficient infrastructure, and also settlements where you can still get adequate living space for such sums. That can also be called a good location! My house was in the same price range, under 200,000 like many others. And it was a nice terraced house with a basement, in good condition, so you could move in immediately without renovation. Please show some foresight instead of talking it down, gentlemen!

Hello, thanks already for the answers. The location is fine. It is located on a side street (traffic-calmed) of an older residential area. We are a small town with a total of about 80k inhabitants. The price is relatively low because it is quite small, 100sqm, and not in absolute top condition. The interior condition is renovated and refurbished. The pipes were done in the early 2000s. However, I see the facade and the roof as in need of renovation. I cannot estimate the cost though.

You can move in with a clear conscience immediately. That was important to us.

We still have time until next week, then all viewings will probably be completed.

Now I do have one or two more questions:

When is a second viewing usually?

Can someone tell me what material this is? > picture

Be brave and see yourselves as someone who is ready to be "the money" in this matter. Under no circumstances should it feel as if you will or will not be granted an old building.

When you are "the money," the question of when the second viewing is also becomes less important. Firstly, soon; secondly, when you can bring the expert with you.

For price determination, I would focus on two factors: budget and expert assessment. My personal opinion: don’t get overheated, don’t cut just on principle. In any case, the bank would notice an overpayment and at least respond with unattractive interest rates. I would set the found value as it objectively presents itself; if I were in a cheeky mood, I would put the offer on a deadline. I increasingly see market developments in Stuttgart suggesting a relaxation in mid-level segments.
