House, garage, and terrace positioning

Hello everyone,

we are currently in the process of purchasing a plot of land and have also been thinking a bit about the positioning of the house and the other installations.

I have uploaded a section of the development plan with my own, very roughly drawn ideas.

The development plan basically only specifies the building area (building boundary, not a building line) and the ridge orientation. The surrounding streets at the bottom and left are one and the same, so it should not matter where I place my driveway or the house entrance.

The building area covers an area of about 16.5*14m (after deducting the 3m minimum distance to the right neighbor, there are 13.5m*14m left. I am planning a house size of 11*9m.

To my knowledge and according to the Rhineland-Palatinate State Building Code, I can build the garage (which will probably be a double garage) up to the boundary of the neighboring property?

However, I am unsure about the terrace. Does it have to be within the building area? According to § 62 of the State Building Code, a terrace is exempt from approval. I basically just want to lay a few square meters of loose stone slabs there, if it has to be within the building area, it will be tight.

Do you think my "rough" arrangement is permissible and sensible?

Spontaneously, I would of course place the house in the northeast corner, the garage in the extreme northeast tip, and the driveway in the southeast. The terrace would then be around the corner: southwest. But of course, it also depends on the surroundings.

The terrace must, as far as I know, be within the building envelope. However, there are also exceptions. What is the floor area ratio? Is the white line the property boundary?

Uh... not with us! Are you sure??? We have a building envelope for the house and the garage/carport. Everything else, terrace, paths and & driveway are outside.

I have nothing to say about the terrace. If the white line is the property boundary. And the plan is oriented to the north. Then why the long driveway? Why not the garage completely in the northwest? The house as far as possible in the northeast? Then the terrace might even fit into the building envelope.
