Regarding the floor area ratio, the development plan refers to § 19 of the Land Use Ordinance: The permissible floor area according to § 19 (2) of the Land Use Ordinance must not be exceeded (§ 19 (4) of the Land Use Ordinance)

so 0.5 - 0.8

Regarding the garage/parking space, there is only a regulation that a garage must be 5m away from the street and at least 2 parking spaces (or a double garage) must be available. Positioning is not specified.

I will simply handle it with the terrace according to the motto "where there is no plaintiff, there is no judge."
