I would like to break down the total, rounded house construction costs for my building project in NRW from the year 2014, as a comparison for future builders (with the corresponding surcharge for the coming years).
It concerns 160 sqm of living space on the ground floor and attic (1.2m knee wall), an unfinished attic under a clipped gable roof (but insulated because that is where the controlled residential ventilation system is located), additionally 85 sqm of (still) usable basement (which is/will be "finished" over time by me, screed, plaster, electrical work etc. was done as well), built as a "white tub" watertight against groundwater and thermally insulated. Otherwise, it is a solid house made of aerated concrete blocks, mineral wool insulation, and cladding (gray "with texture"), certified KfW 70, but data-wise rather KfW 50 (only financially the effort for an expert is not worthwhile compared to the KfW bonus). Stairs made of reinforced concrete. Heating is a geothermal heat pump with 2x75m drilling (slightly more than calculated at my own request) and controlled residential ventilation. Overall equipment rather above standard (e.g., many sockets, network/satellite outlets in almost every room), but nothing really special.

Thank you for such a breakdown.

You could have at least added it up ...

Just to be sure... these are already gross prices, right?

It is deliberately not totaled, and yes, everything is gross, i.e., including 19% VAT.

Were all the prices from craft businesses or are there also prices that are "under the table"? Feel free to send a private message if you don't want to write it here. I am currently planning as well, expecting about the same costs. The 900 euros for blinds, is that with blinds included or just for the electric drives? I'm still unsure about the blinds, I had expected significantly more, I have 15 windows that I need to equip.

Everything on invoice, if only because of the warranty. However, the tender for the craftsmen was in a wide radius, e.g. the tiler "lives" so far away that they stayed overnight nearby and worked for hours, so the travel distance does not play such a big role. The €900 are for 10 motors and switches with timers/sun sensors. The rest was brought by the carpenter/window maker.
