House construction with muscle mortgage - How expensive will it be?

Hello everyone!

As if by chance, we came across a beautiful building plot. The development will take place shortly, so we want to get things moving quite quickly (unplanned).

A few key data points we have considered:

Detached single-family house
without basement
1.5 stories
approx. 160 sqm living space (10x10 footprint)
2 children's rooms, 1 office + "the usual"
We have looked at various floor plans and are currently "tinkering" with our wish: classic without any "bells and whistles" like a gallery etc.

I am not a craftsman myself - but within a close circle, we have several master craftsmen (we live in the countryside, everyone still knows everyone^^), who have already offered help. In this way, 5-6 houses have already been built in the neighborhood. Except for the roof structure, shell construction, plastering, and heating, we want to do everything ourselves.

An architect is supposed to do the planning - and also the building supervision (whether the architect or someone else, I don't really mind^^).

We would like to spend around 185,000 EUR excluding outdoor facilities, garage, and land.

The equipment should be normal / not high-end.

A colleague built with Heinz von Heiden in the residential area last year and paid around 120,000 EUR for 120 sqm. Even though I consider that _very_ cheap, it gives me hope that our dream of 160 sqm should be feasible. On the other hand, I read online things like "If you’re under 200,000 EUR you shouldn't even start," etc. I'm totally confused.

185,000 EUR is the goal
- 18,000 EUR architect / building supervision
- 7,000 EUR incidental building costs
- 10,000 EUR reserve
- ...?
= 150,000 EUR without muscle mortgage for the house

Is that so unrealistic? You probably can't say for sure within 10,000 EUR, but roughly? I hope I have given you all the key data... So much to read... ;D

Hello,


With the above-mentioned data (btw. 10 x 10 does not automatically equal 160 sqm living space) you can expect costs of around TEUR 186 for a turnkey (without painting and flooring) constructed Kfw 70-efficiency solid house; including costs for architecture and structural engineering.

You miscalculated the incidental construction costs, you have to calculate with TEUR 30-35 plus reserve for extras ;)

Wow, that was quick! :-)

...and it also calms me down a bit. So I’m at about 220 THOUSAND EUROS. Now there are plenty of "self-performance calculators" online and if I trust them, I should be able to get to my approx. 180 THOUSAND EUROS.

However, if anyone has an idea of roughly what can be saved with which trade (or what should not be done yourself for insurance reasons or because it’s pointless or similar) I am still grateful for information...:-)

In any case, it is a good sign for me that there is no loud laughter about my financing ideas here.;D

Then I’ll get the architect involved and have him draw something for us. We already have basic ideas - and I’m really a bit more relaxed now.
