House construction in the second row with existing old building

Hello everyone,

here is a brief summary again of where we come from and what we want.
A house construction is planned in the 2nd row adjacent to the existing garages, which results in a narrow building window (see plan).
There is no development plan available, so only an orientation towards the neighboring buildings.

The attached floor plans serve only as examples, since the first draft from a house builder is also too boring for us, etc.

Bebauungsplan/Einschränkungen
Size of the plot: approx. 550 - 750 sqm but the building window is limited
Slope: gradient in the building window of approx. 1m over 8m width
Building window, building line and border: see plan
Number of parking spaces: available at the northern entrance
Number of floors: 2 full floors
Roof shape: gable
Style: "classic"
Orientation: east-west
Maximum heights/limits: limited by the boundary distances
Further specifications: maximum length 11m and width 8.5m

Anforderungen der Bauherren
Style, roof shape, building type: house in timber frame construction
Basement, floors: usable basement
Number of persons, age: 3 aged 37 + 37 + 7
Office: family use or home office? both, but mainly home office
Overnight guests per year: hardly any
Open or closed architecture: preferably open
Conservative or modern construction: modern
Open kitchen, cooking island: preferably separated by a sliding door
Number of dining seats: 6; dining table dimensions 1.80m x 0.80m; one side planned as a window seat
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: terrace
Garage, carport: carport at the entrance
Utility garden, greenhouse: garden is established but will be redesigned

Hausentwurf
Planning by: - planner from a construction company
- do-it-yourself: wishful thinking... designed more open
What do you particularly like? Cooking; dining and office on the ground floor
What do you not like? The office makes it too cramped...
Price estimate according to architect/planner: approx. €400,000
Personal price limit for the house, incl. equipment: €450,000
Preferred heating technology: air-water heat pump & photovoltaic system

Wenn Ihr verzichten müsst, on which details/extensions
- you can do without: office on the ground floor --> but then it has to go upstairs
- you cannot do without: fireplace; photovoltaic; window seat

Warum ist der Entwurf so geworden, wie er jetzt ist? for example
Standard draft from planner? Yes
Which wishes were implemented by the architect? too little openness planned...
A mix of many examples from various magazines...
What makes it particularly good or bad in your eyes?
The office should be on the ground floor also because of later use as "single-level" living... but that makes it feel so "cramped"

Was ist die wichtigste/grundlegende Frage zum Grundriss in 130 Zeichen zusammengefasst?
to make a small floor area look relatively large...
The following orientation/layout is desired.
Stairs on the north wall as a straight staircase (example floor plan...)
Living & dining in the west south; kitchen in the southeast
Is office on the ground floor feasible?

Whether something can be implemented requires a few measurements. You can't just extend a house or build a bay window as you please.

So measurements are needed!

How is the existing garage being used? I don't see any access on Google. Where are the paths to your house supposed to be, where is the carport? The entrance at the "Baumeister-Haus" would be pretty much through the garden of the existing house. Option 2 could provide more privacy.

: The garages are currently not used for a car but only for trailers, car tires, garden furniture, etc.

The entrance should ideally be located in the east, the path to the house then runs along the east boundary of the property to the south.
The floor plan of the Baumeister house would have to be mirrored accordingly, but unfortunately, I can't really get it onto paper properly :-(

: The dimensions for the new house are limited to 11m in length because otherwise the house in the first row would lose too much view to the south.
The exact width still needs to be measured, but the maximum should not be more than 8-8.50m, otherwise the setback areas in the south will no longer work.

Yes, I have already seen that. Nevertheless: You need to prepare something for us and not expect us to measure your little fragment floor plan now using rule of three and distance measurement. To approach this creatively, a simple drawing with DIMENSIONS, width, length, access, existing structures, etc. is required. Notes like "this is an old garage, it stays" should be available for all components of the property. I am now simply questioning these garages, why one would keep a garage(s) as big as a duplex for garden furniture and tires on the property. Your new building barely has a garden and is already right on the neighbor’s doorstep?! Your attachments are quite small, hardly readable. Your "3 meters" vary by almost double.

Ah, ok...

Just mirror your design and fit it to the dimensions of the property and place it on it, then you will see how much space is left. And if you can’t manage that on the PC, then take graph paper and pencil. And then you want to go from the driveway at the old garage to the front door? That can be very tedious when buying drinks.
