House construction financing approx. 185 m2 living area. Is cash payment possible?

If you can pay off a loan at any time, it also doesn’t feel like the house belongs to a bank. We solved it this way two and a half years ago and took out about 30% of the construction sum at just over 1% (sounds like extortionate interest today). The portfolio performs significantly better.

You can get a loan of 100,000.-- for well under 1% fixed for 10 years. Even with 200,000€ and 15 years, 1% should be possible. If you are not well over 60 or have already saved 500,000.--, it does not make financial sense to pay it out of your own funds. Even if the notary costs a few €. If you do not want to invest the remaining money in stocks, you can also invest it in rental apartments with a 3% return. There is nothing worse than missing a few € at the end of the construction.

I see it differently. If a few € are missing at the end of the construction, it can usually be managed somehow and recognized already during the construction. Currently, there is a thread on the topic of what can happen all regarding health.

We started building a year ago. 184 sqm, kfw 40, not the cheapest equipment. About 355k costs.... in Niedersachsen. Shell construction completely in-house. So about 2500 hours invested on my part. Could work out when I look at the hours and the rising prices but could also be tight... usually something always comes up that is not anticipated or in areas where one does not like to make compromises. Prices are still rising continuously at the moment.
