House construction financing approx. 185 m2 living area. Is cash payment possible?

Hello dear forum,

My wife and I are in the middle of planning our single-family house. It is planned to be 1.5 stories without a basement, the living area is approximately 185 m2 + a simple garage of about 20 m2 and a storage room of about 15 m2. The building site is available. The lower floor is designed very openly with floor-to-ceiling windows. An 8-meter-long window front with sliding elements is planned.

Since I am relatively conservative and do not believe in loans - we would like to manage with our equity of about 500,000 euros.

Now my question: Is building a house with these financial means possible?

It all depends on what standard is required and where you are building. The rule of thumb is: 185 sqm * €2,500 = €462,500 Garage = €20,000 What does storage room mean? Garden tool shed or integrated in the house? Additional construction costs = €50,000 In addition, external facilities, furniture, etc.

Certainly possible. Whether 500k is enough depends on your requirements and the construction location.

An average calculation will probably look something like this:

185 sqm x 2300 to 2500 EUR -> 425,500 EUR to 462,500 EUR
Single garage with storage room, masonry -> 15-18k
Additional construction costs -> 20-30k
Outdoor facilities -> 20-xxxk

So it could work. But especially discipline in the outdoor facilities is required here. In my opinion, 20k is the minimum and is often far exceeded. Just your window preferences will probably already ensure that you land closer to 2500 EUR/sqm. It can always go higher, of course.
But what is so bad about a 100k loan?
I wouldn’t use 500k as equity + land anyway. You can invest better and more diversified in terms of risk.

There are certainly also inexpensive areas in RP, but generally I would also consider the 500 K to be very tight if everything is supposed to be paid with it and no further five-figure amounts can be saved during the construction phase.

I add to the €465,000 And €50,000 additional construction costs €10,000 storage room Open design/Statics/Windows €30,000 The problem will be that then there will be no money left for the kitchen, outdoor facilities, and possibly terrace roofing. Possibly no painting work or extras either. But that belongs to house construction. Because who wants to look at a pallet terrace through their panoramic window for years. The house does not read like modest desires and standard fittings now. So: it’s not enough! But fortunately, there are also conservative financings :)

No, it’s not possible, I can’t imagine that you’ll find a construction company that accepts a cash payment of 500 TEUR.
