House construction 2021 financing €500,000 opinion

Your project is a 650,000 - 700,000€ project. The house you want, in that size, definitely targets top earners. With your household income, you are not part of that - you have to be realistic. 6000€-7000€ plus 200,000€ equity, then you can approach something like that. The mentioned dual academics, where each in tax class V earns more than you in tax class III. However, if you have 250,000 equity, it will work for you too. You can quickly calculate that with any calculator online. The bank will perhaps finance you roughly 100 times your monthly net income. The rest must be equity.

250,000€ for what you want. I would really advise calculating with 100m²-80m² less. The square meter costs around 2000€ after all.

So I just checked what is included in the offer. We had the shell construction at about €208,000 and an offer for turnkey at €356,000. Anyone who doesn't believe me can gladly get the offer via PM. That means if I add the land with €185,000, we are at €541,000 without ancillary building costs. If I now calculate another €30,000 for ancillary building costs, which I think is already generous since we don't even have a basement, I come to €571,000. That should easily work. I wonder how you get to €650,000 or even €700,000.

The additional costs of the property such as notary, connections, etc. are already included in the 185000€.

Where I would like to see an academic who earns more than 6000 gross or more than 3640€ net with tax class V. That must then be a senior engineer or a doctor.

Why shouldn’t we believe you? We are not your enemies after all.
365,000 turnkey – then there are still some costs that are not included in the construction service description... for example instead of plastic skirting boards, stainless steel ones or instead of cheap skirting boards more elegant ones… then painting work and floor coverings, then the house costs 400,000.

30,000 is bold. Rainwater connections, utility providers... that has little to do with me/without cellar.
And then the outdoor facilities are still missing because grandma hasn’t passed away yet.
Anyone here can add up for themselves.

You don’t have to ruin your weekend now by licking your wounds and always using others as an example.
