House built in 1992, 295 sqm, worth buying?

Hello dear forum,

I registered here to get some advice because I am still relatively inexperienced with this matter.

Near me there is a house,
295 sqm, solid construction, great condition, well-maintained, 5 garages, terrace
Ground floor: 6 rooms, 1x WC, 1x shower WC, kitchenette
Upper floor: 4 rooms, 1x bathroom (shower, WC, bathtub), kitchen

Detached single-family house, set about 100m from the street into the property.
In the pictures it looks like single-glazed wooden windows. Furthermore, ugly and power-hungry night storage electric units are installed.
The house is supposed to cost €199,000 + 5.95% broker commission.

The night storage heaters definitely have to go.
I asked the broker, he said gas is available, but only at the street and not up to the house :/
So you would have to pave and lay pipes for 100m up to the house...

The way he came across, the price probably wouldn’t go down either. But the way I see it, costs of more or less at least €50,000 are coming my way, right??

What do you think about it? Unfortunately, I can’t post a link here (no idea why, every other forum allows that...) otherwise you could get an impression.

Simply put: Whether the purchase is worth it cannot be answered here without additional information. The agent himself will not lower the price – at most the seller will. The agent only mediates. Only the crystal ball knows what the seller will do. Costs for the heating system replacement can only be assessed on site, effort, wish list, etc. cannot be judged from a distance. Let alone what else still needs to be done.

The first question, do you really need 295 sqm of living space?

Have you been in the house already? How do you then come to the conclusion that it is in great condition? Single-glazed windows are no longer great condition today.....and with every house purchase, renovation or maintenance work has to be done....what year was the house built?

I guess you are 25 years old (nickname 1990). Do you really want to clean a house with 295 sqm? 6 garages, who needs all that stuff? I think the property will also be veeeeeery generously laid out.

In the past, large houses were built, resulting in the children who inherit these houses no longer wanting to manage them.

Even 295 sqm need to be heated, which in my opinion is the next problem. One should not always be blinded by size. If you say 199k is cheap, there is a catch.
