Hello forum community,
I would like to know your opinion on the following two issues. My house construction company is annoying me.
Topic terrace doors. In the approved planning, terrace doors with a height of 2.32cm were drawn in at my request. There will be no roller shutter above them, the lintel is 25cm. The terrace doors will be made of white plastic, soundproof glazing 39db, RC2N, triple glazing. Width is no problem, about 85cm each. Height, however, is a problem. I called the window company (which is commissioned by the construction company) and asked if the height was a problem. I was then informed that only terrace doors with a maximum height of 2.26cm would be installed. After early consultation with the construction company, I was orally assured that the height would not be a problem, and if necessary, the window company would have to be changed. The sampling appointment took place at the aforementioned window company in the good faith of the site manager that the higher terrace doors would be installed. At the sampling, the window company took the position that only 2.26cm would be installed, no other company installs such large terrace doors. The site manager tried to persuade me to accept the 2.26cm as well. After consulting four other window companies, all of them told me that the dimensions of my terrace doors are not a problem at all because the weight of the doors is calculated and not just simply the height. Now I want to have the windows and doors credited to me and take care of it myself. Could I alternatively insist on the terrace door dimensions from the approved planning?
Topic interior walls. Around the guest bathroom on the ground floor, two walls were planned with a thickness of 17.5cm by the architectural office as a precaution due to structural reasons. The "main wall" that is elsewhere and borders the living room was of course also planned with 17.5cm. However, I would have liked the walls around the guest bathroom to be 11.5cm, so that the bathroom would not be quite so cramped and there would be more space for the refrigerator in the adjacent room. I informed the construction company of this circumstance already before the building permit application. Again at the submission of the building application. And shortly before the building permit in the rough construction sampling again, asking that the walls around the guest bathroom be calculated with 11.5cm for the structural calculation. It was all no problem. The structural calculation was apparently commissioned after the building permit was issued. One month later, the construction company now informs me that the change of the guest bathroom walls from 17.5 to 11.5 is no longer possible because the structural calculation and the precast ceiling planning are finished and can no longer be changed. Do I have to put up with such nonsense?
