House building company before financing - which documents to hand over?

Hello,

I have a question regarding the financing process, as it seems a bit strange to me with our current project:

We have a plot of land in sight (it is reserved for 6 weeks so that we can organize the financing). Now, the situation is that we do have an offer from the house building company, but it is only based on a "rough idea." That means we went there and said "it should be like this and that, bla bla bla." Then a calculation was made. What we do not have, however, are: plans, drawings, calculations of the enclosed volume, etc. They want to give us this information only after we have signed the contract.

Is this correct? – I cannot sign a contract without a concrete financing commitment. Especially since they want a 5% down payment after signing the contract.
What must the house building company hand over BEFORE the financing request in any case WITHOUT signing a contract?
The bank says: floor plans from the architect, calculation of enclosed volume, calculation of living and usable area, calculation of energy requirement.

Well, without the documents specified by the bank, a valuation is not possible. Without determining the value of the property, there can be no calculation of a possible financing amount, let alone a financing commitment.

What the bank can do, however, is provide an estimate of a possible financing amount based on your income.

Whether they MUST hand it over is a different question altogether. You won't be able to force the construction company. Talk about your problem ;)

Yes, you can – subject to financing approval. Moreover, it should be clearly noted that a bank can provide a statement on the possible financing amount even without an offer or the details of the building volume.


For what and why should you pay before a service has been rendered?


The provider doesn’t really “have to” give you anything at first. By the way, I also don’t hand out form 153 “before” signing unless my prospect signs that they will cover the costs for the creator if they decide on a competitor!

If I were you, it would worry me that you don’t even get the basic draft plan along with the offer. How are you supposed to decide without a basis for decision?

Are you sure that you have found a trustworthy "Baupartner" there? For me, a company that behaves like that would rather not be an option as a partner for what is probably the biggest investment of my life...

Thank you all. So, I spoke with some property owners who built with them. They were satisfied. Still, it makes me skeptical. (We were with the seller on some construction sites) The 5% after signing the contract is for the architect to start working and create all the plans. What worries me is that I have now "designed" the house myself, the seller entered it into his calculation, and the architect hasn’t even checked if that’s actually feasible. Later, the staircase has to be moved, the roof steeper, and something else doesn’t fit... Suddenly everything becomes much more expensive than expected.

I can only say, such companies were immediately excluded by us. No signature without a plan - period. How am I supposed to know if they can even implement what I want?

With our current house builder, we first planned our entire house with an architect before signing anything. Only after almost the entire planning was done and we already had several plans in hand, was it even asked how it looked with a signature. If we hadn’t signed, we would basically have had a complete house plan for around [amount].
