High discrepancy between standard land value and purchase price Euro/m²

Hello everyone,

after a long search we have finally received the approval for a building plot. The building plot is located in a village within the area around Heidelberg.
The purchase price for the building plot is 760 euros per square meter. The standard land value (however as of 31.12.2020) is according to the municipality 300 euros per square meter.
I always knew that plots of land nowadays are sold above the actual standard land value. But that the purchase price is more than double still surprises me.
I would simply be interested to know whether such large discrepancies are "normal" in today's market situation?
Can the actual standard land value become relevant for us in any way (except for forced auction)?

Normal? That depends on the location; in certain locations it is not unusual. Especially when properties are rarely sold there. Because in these cases, the standard land value usually lags significantly behind, as there was no data basis for an increase. And the appraisal committees are mostly conservative/cautious and do not take into account sales that deviate strongly. Which is always somewhat uncertain with individual sales. But where properties are scarce, the standard land value is usually not even a real indication of what is paid.

It's the same with us. When purchased in 2018, the value was about €220, today it's around €400-450, depending on the location in the town. About €600 is paid. Problems arise if the bank assesses the value of the property too low. But since the value is already 2 years old, it is quite possible that the new BRW is about 50% higher than the old one.

It is similar with us. There is not much on the market and plots are sold quickly and significantly above the [BRW]. The [BRW] is around 900 and we paid 1400.

Radius of Heidelberg and 300 € would honestly have seemed too low to me :( The price will probably be normal. From a private person or through the municipality?

Do I need to have today's standard land value determined for the bank so that they can correctly apply it? Who does something like that?
We have also been searching for a long time. Plots of land - even in that town - are extremely scarce. Currently, only one more plot is being offered, but it has an even higher euro per square meter price.


So, the area around Heidelberg means about 20 kilometers away. We are buying from private sellers.
