So the current standard land value is usually currently being determined and then mostly published in March, possibly also February. But even that will very likely hardly be higher. It will certainly be increased if there are purchase cases (also considering the entire area) for it. But definitely not in these ranges.
The problem is often that on the one hand there are hardly any purchase cases, and moreover purchase cases that for various reasons are still sold at or below the standard land value. There are various constellations and then suddenly the "high-priced" sales, which may actually reflect the market, are more of an outlier.
