Hidden costs according to the service description for builders

Here should be a list of hidden costs that can occur during house construction, so that future builders have the opportunity to check the construction and service description for these points.

I'll start:
- Building application planning, preparation of the building application
- Application and acceptance for electricity, gas, water & possibly brine drilling
- Building permit fees
- Construction debris disposal
- Earthworks, especially transport of the soil (landfill fees) and backfilling the construction pit
- Connection of the standpipes to the rainwater pipe ("Downpipes end at the top edge of the base.")
- Painting the roof overhangs ("All visible wooden elements are factory-primed.")
- Stair railing
- Window sills
- In case of electric blinds, forgetting the second escape route => one blind per floor requires, in addition to the electric motor, a crank

It would be great if everyone who comes up with additional points adds them here.

- Preparation of the building application documents, such as site plan (costs for the publicly appointed surveyor), structural analysis, etc.
- Application and acceptance for electricity, gas, water, wastewater & possibly brine drilling
- Earthworks, especially removal of soil (disposal fees) and backfilling and compaction of the excavation pit (soil replacement), costs for a soil survey
- Costs for site setup, e.g. construction road, sheets, barriers, possibly additional cranes or trucks for prefabricated house components and tight conditions

Whereas the term "hidden costs" for some of the listed costs in my opinion rather applies to the builder who does not take this into account than to the construction company. Which company, for example, takes on public fees such as building permit fees or connection fees for new/reconnections for electricity, etc.?

- Provision of a DIXI toilet
- Construction water and construction electricity
- Container rental for rubble and waste
- Road closure including blocking materials
- Transport of the (finished) house
- Crane rental, or increased costs for a larger crane
- Stabilization of the crane parking area, or securing the municipal paths
- Connection of the wood stove
- expensive special requests from the chimney sweep (pressure monitor, steps on the roof, roof hatch)
- often far too few power outlets
- BG-Bau helper hours
- Disposal of construction residues (paints and plaster)
- Heating costs for screed drying
- Fuel costs for daily ventilation, or operating costs for exhaust devices
- Additional costs/flat rate for floor plan changes
- Additional costs for base plaster
- Additional costs for base protector in the entrance area
- Additional costs for installation and alignment of satellite system

You can come across many things, but you probably won’t think of them when you are in the signing phase

Hello, for me the most "hidden" costs were the surveying fees. After 3 surveys, about 2500 euros were due. But also with the earthworks and the base slab there were costs that you don't expect and that no one had mentioned beforehand. Especially when building a base slab, sellers of prefabricated house companies often talk about "low" costs, which are then estimated at around 5000 euros; these prices are unrealistic. The costs for electrical distribution, light switches, sockets, etc. are also often underestimated; the construction specifications only include standards, and every light switch, socket, etc. adds further costs.

Mhmm ..

I don’t know how many times I have already written this - "Der Da" once wrote roughly that I would post the list of incidental construction costs like a broken record (at least something like that)

Maybe one thing - it is not always the evil seller who maliciously withholds these important details; doesn’t make builders aware of the incidental costs that occur. I have ended quite a few conversations with interested parties after one hour because I couldn’t listen to it anymore: "this or that provider said that it is included in their service ... that 12-15 thousand euros in incidental costs are enough ..." It happens quite often that potential builders simply do not want to be informed! Especially when I unsolicitedly bring up the topic of "additional foundation costs."

In this respect, I can understand "Wastl’s" post from another thread very well; my sympathy is also quite limited by now. This is because it is definitely possible for every potential builder to inform themselves very well in advance; maybe not down to the last cent, but almost certainly close. Consumer advice centers are just as recommended for this as any forum dealing with building. BUT - that is work and obviously not as interesting as being able to name even the smallest screw on a car by name

I see this breakdown here a little differently.

Despite intensive research on my part, I see several items in this thread that I had not planned for so far or that have slipped past me.

For example, with Der Da
- Crane site fastening - so far I assumed that this was a service provided by the construction company from the outset, since the crane is absolutely necessary for their service (building the house) --> for me this is a note to ask our GC about it just to be sure

- BG-Bau (helper hours) - clearly my responsibility - still, I hadn’t thought about it until just now (even though it was a topic in the family many years ago)

In short - I welcome the creation of such a list. Your list of additional costs (as far as I have seen) is a great help. But it is often the small things that catch you unprepared and that add up over time. Therefore, I will export the information from this thread into Excel over the weekend and review what I still need to clarify.
