Hello,

We are interested in a house that is for sale and are already in negotiations. Now we have learned that there was a misunderstanding regarding the heating system. It is heated with a heat pump; until now, we thought there was underfloor heating. It has now become clear that heating is only provided through the central ventilation system, basically with warm air. The seller presents this as a particularly high-quality heating system, which was even more expensive. We would have found underfloor heating, at least in the bathroom, very pleasant.
Can someone tell me something about this type of heating? What are the advantages and disadvantages?
The house was built in 2002 and is about 145 sqm.

Especially inefficient, yes I can agree with the seller on that...

Absolutely fine for the Mediterranean region... for us here hmm well it's already getting warm...

You will appreciate the pleasant underfloor heating in the bathroom. With today's low flow temperatures, you won't have "warm feet" (but also not ice-cold ones).

I am skeptical about exhaust air heat pumps. For these to work, very very good thermal insulation and correspondingly low heating demand in the building are required. Otherwise, the exhaust air heat pump turns into a purely electric heater. Especially if it is also supposed to provide hot water. Have the additional costs (electricity!) shown to you for that.

An exhaust air heat pump is cheaper in investment than implementing an air-water heat pump with surface heating.

Exhaust air heat pumps are for passive houses or stingy construction companies.

@ Mycraft: he didn't mean that heating is more expensive, but that he paid a surcharge for such a great heating system when building the house. Your comments unfortunately go in the same direction, which I have already researched myself. I only found out about it yesterday. Luckily, one must say. We did not doubt the realtor's statement that there is underfloor heating. I had totally fallen in love with the house. We wanted to go to the notary on Wednesday, but of course we have now canceled it for the time being. I need to ask again very precisely which model etc. and want to talk to a heating engineer or something.

Furthermore, they said at previous appointments that they always had high electricity bills, but only because they cool so much with it in the summer. We idiots believed that and said we simply don't cool that much.

He didn't mean it, yet it is so... provided the house is not very economical with the heating load as Alex already mentioned... but experiences show that it's often just an air heating system without sense and reason... but first have the bills shown to you...

It's probably Bien-Zenker or something...

And of course it is more expensive to buy, because it is a ventilation system and heating in one...

If you buy the things separately you pay 10K each, meaning you can do without the ventilation system (which I wouldn't recommend for today's houses but still) and only pay 10!

If you take the air heating, you buy the ventilation system with it and then it's 20K and the installer also needs to make something... cha ching, it's 25K

The prices are made up and only meant to illustrate how the statement comes about: "The heating was especially expensive, so it must be especially great!"
