The following is stated in the construction and performance specification

Utility basement

As a clean layer, a gravel sand layer is applied below the basement floor or a plastic foil is used. The reinforced concrete slab is cast and processed with a 20 cm thick dense waterproof concrete mixture. The basement enclosing walls consist of 30 cm thick reinforced concrete walls made of waterproof concrete. The transition between the base slab and the reinforced concrete outer walls is made with inserted sheets to prevent water ingress in the joint area. The interior walls consist of 17.5 cm and 11.5 cm thick sand-lime bricks with flush joints. Optionally, reinforced concrete interior walls are also possible. The basement ceiling is installed and cast as a reinforced concrete filigree slab. All basement rooms receive a bonded screed. The access doors consist of standard doors. Each basement room is equipped with a wet room socket and a heating point. The finished height of the basement floor is approximately 2.10 m. A reinforced concrete staircase with a tread of 26 cm and a rise of approximately 17 cm or 18 cm with smoothed steps leads to the ground floor. Basement windows and basement light wells are installed as finished elements with pressed grating covers and burglary protection.

"Or" a foil covering? Are you sure?


That is formulated tricky; I don’t see that you have purchased a "white tank" (watertight basement) with that; if you have assumed that so far. Nowadays, mostly – with sandwich construction – waterproof concrete is used. However, that is usually only suitable for normal ground moisture. A real white tank requires a special sealing according to DIN anyway (depending on the foundation recommendation of the soil surveyor), God knows how much additional reinforcement (calculated by the structural engineer) and a foundation earth conductor made of stainless steel.

I can’t get into the whole description of the basement now, but off the cuff I would say that €59,000 for the aforementioned service is quite a gulp from the bottle.

What about light wells?
Drainage below the base slab?
Required earthworks/refilling?
Soil report?
What if 20 cm slab is not enough for the structural engineer?
