Hello everyone,
the planning for our house is underway and I would like to have your opinion on the first draft of the ground floor.
Key data:
- Plot: 1300m2
- 2 stories with flat roof
- Garage must be placed next to the neighbor at that spot
- "To the back" only green with adjacent forest (no development at all), which is why an attempt was made to place the living rooms in the rear area and align utility rooms such as the laundry room and pantry towards the street side
- large walk-in closet, since besides a makeup area (…) a lot of clothing must be stored here and since no basement will be built, winter clothing will also be stored here, for example
- the upper floor will be unspectacular: 3 rooms between 15 and 20 m2 + large bathroom (approx. 22m2)
- upper floor is intended to belong to the children later (almost alone) and we will have our peace on the ground floor :D
- living and bedrooms would not be built over, the rooms on the upper floor would be limited to the front part
- option for much later possibly: renting out the upper floor (it would be planned so that this can be completely closed off with the installation of an apartment door. An apartment entrance door could also be installed on the ground floor (already planned in the floor plan), then renting or complete apartment for the older child
- to get a bit more light into the hallway, a fixed window is planned between the hallway and the small study
- the study might be converted into a small children's room for the first baby years
- fireplace possibly at the recess between living and dining area
- the bathroom houses shower, toilet and sink, plus the guest WC with toilet, urinal and sink

2 people (late 20s) planning to increase to 4

PS: The furnishing is of course still deliberate nonsense... for example, the couch in that spot would be completely illogical... this comes from the fact that a friend created a first floor plan for me with a CAD program, which we have now been experimenting with all the time.
