Hello,

We are currently in the construction phase and discussing the topic of GARAGE, we had a garage planned by the builder, but will commission it ourselves. Now we would like to gather information on which types are really good or not so good.

I am waiting for different offers from several companies and wanted to get some experiences from you in advance, what kind of garages do you have, preferably with pictures. What are the long-term experiences, etc. etc.

Attached is the floor plan again

The prefabricated garage has advantages for you if you

[*] want to minimize costs without doing the work yourself
[*] want the garage to be erected quickly and are fed up with ongoing construction work
[*] can manage with the offered dimensions

I would prioritize that the garage aesthetically matches the house. That does not necessarily mean it has to have the same material / the same exterior surfaces, there is some room for variation. I am skeptical that this works with a prefabricated garage.

js that’s exactly why I’m asking... because I would like to see photos from someone who has done it like that, for example

Hello,

First of all: The floor plan of the house is really good! I like it!

I have also planned a garage, or rather our general contractor is doing the statics and building permit documents, which we will then award later in EL. After various research, I have come to the conclusion that a prefabricated garage is not an option. I compared wood, steel, and concrete and all have their advantages but also disadvantages. The disadvantages compared to masonry simply outweigh. We will have the garage built with masonry. Material depending on statics: aerated concrete, sand-lime brick, or Poroton. Since we are also planning a small workshop and we have boundary construction, I tend towards sand-lime brick (due to sound insulation).

You have 6m external dimension, which depending on wall thickness can lead to a noticeably cramped internal dimension. Prefabricated garages can offer more space here due to a thinner wall structure. If 2 cars stand in the garage, it will already get very tight.

One more thing about the floor plan: I would shift the door between the kitchen and utility room a bit to the right according to the plan. If desired, this door with a light panel. Then daylight can enter the otherwise rather dark room ("light axis"). Additionally, a shelf can be placed behind the door in the utility room and the kitchen unit can be extended up to this wall in the kitchen.

The 6 meters including the exterior walls really isn't much. I'm not a shell construction expert, but if you build the garage on site, can't you mostly omit the right garage wall? So that the exterior wall of the house there serves as the interior wall of the garage? The roof would then of course have to be anchored on that side to the house wall. I would also move the house a tiny little bit towards the garden, because then you can also shift it a bit to the right within the building envelope, so that there would be more width for the garage.

There are regional and supraregional providers. All have reference lists where you can actually go and look and, if necessary, exchange experiences with the builders.
