That was also my previous (amateur) understanding. However, the garage builder contradicted me at that point and said that 1. it would only be possible with the neighbor's permission and 2. the gap would not be a problem. It would remain ventilated and always dry out!?

Among other things, he pointed with his finger to the garages in the neighborhood, which in some cases indeed stand there with a small open gap....

So sealing would be better after all? :)

The moisture does not care whose land and property it affects. The neighbor will also be concerned about avoided damages. Similar to a shared small wall on the border, you should also tackle the joint together.

This is not the same with precast concrete garages that come "from the 3D printer on the low loader" ;-) with scratch plaster as with masonry examples. Does a 5 cm wind gap already guarantee to blow the water away?

Hello,

I haven't gathered much experience yet, but so far I am satisfied.

We have a 24 cm wall to the neighbor because of the internal gutter. Otherwise, 17.5 cm blocks are sufficient.
With appropriate anchors, you can hang heavy objects without problems and it holds firmly.
But I would always choose the highest raw density, so PP6.

The processing is not much easier. We also used KS in the house, it is just as easy if you have good tools for cutting.

PS: A 24 cm Ytong PP6 weighs 27 kg.
