Hello dear forum community,
I am new here and have so far only been a silent reader.
By chance, I came across this forum and am now downright addicted. You give so many constructive tips, it’s amazing.
Beforehand, I actually had no big concerns that a larger bungalow would fit on the plot. I would probably have gone to a developer with a floor plan and had them implement it. Whether that would have ultimately succeeded considering the plot, we’ll leave open ;).

My thread is primarily about the opinions of the experienced participants on whether the bungalow we want is even feasible, or whether we have to painfully give up on this dream.

The plot was gifted to me by my parents and is located in a purely residential area in a small village about 20 km from Magdeburg.
A printout from the property map including measurements is attached.
The same applies to the prevailing development plan (if available).
The plot, with its 1400 sqm, is comparatively large but also in some places very narrow and irregular. No developer is involved yet, and the plot is not tied to a developer.
We only have a rough floor plan in mind so far, but not on paper, as it probably makes little sense to plan it extensively and possibly fixate on it if it cannot ultimately be realized on the plot.
However, of course, we have ideas :)

For the plot, we earnestly desire a gable roof bungalow, preferably without angles, with a maximum living area of 145 sqm. It may also be less, provided the rooms can be accommodated.
We want, besides a semi-open kitchen + dining area + living room, bedroom (preferably with dressing room), utility room, bathroom + guest WC, 2 children's rooms, and 1 office.

We would only very reluctantly move away from the bungalow, so only if it cannot be realized at all, as we have lived for years in an attic apartment with many, many sloping ceilings and do not want any more slopes.
The attic is not planned to be converted for residential use.

I hope I have chosen the right forum for my thread and have named or attached everything important.

There were indeed two plots of land ... due to the neighbors on the left and right having taken some space to and from their plots, the interlocked shape emerges ... the seller then combined the plots into one because they could no longer be sold individually ... I noticed that I accidentally did not include or mark that the access will be from the east (i.e., over the 11m) and not via the dead-end street. Please excuse me.

A bungalow fits on there perfectly, start planning. There are plenty of templates in that size from various house companies.

Both are suitable for a gable roof. Unfortunately, the access is then missing.
