Initial situation:
Single-family house built in 2013
€50,000 KFW 153 - 1.46% effective interest rate - 10 years term until building society contract redemption - special termination right
€50,000 KFW 124 - 2.28% effective interest rate - 10 years term until building society contract redemption
€174,000 annuity loan - 3.76% effective interest rate - 20 years term
Current situation:
€43,400 KFW 153 terminated in 03/2021, replacement loan 0.76% - 10 years term, will then be fully paid off
€44,300 KFW 124 - forward loan 1.10% effective interest rate for redemption after 10 years on 07/2023 - 10 years term - will then be fully paid off
€95,000 annuity loan special termination right for 10 years after full payout, i.e. 01/2026 - forward loan 1.63% - 10 years term - will be repaid after 8 years
Questions:
- Can the bank ruin my plans because interest rates have now risen and they will no longer make a profit here?
Has this already happened on the bank side that they simply terminate forward loans?
This also happens with building society contracts, where courts have sided with banks and old building society contracts were terminated.
- I have retrospectively adjusted the repayment so that by 01/2026 I no longer have €95,000 but €66,000 outstanding on the annuity loan. Could this cause problems? Or will I simply receive the difference paid out? I should receive €95,000, from which the old bank gets €66,000 and the remainder should go to me.
- Should I then adjust the repayments on the new loans again?
KFW 153 runs with 10% repayment -> €389
KFW 124 will run with 9.75% repayment -> €400
Annuity loan will run with 7.5% repayment -> €715 planned with additional special payments of €4,750/year if everything goes according to plan
