Yes, and that is different with a normal annuity loan then?

I have the same offer from Hypovereinsbank again for 15 years: then the interest rate is 1.85%.

The monthly payment would then be 1026 EUR (annuity loan) + 156 EUR (KFW loan) + 127 EUR building savings contract for the KFW loan = 1309 EUR for 15 years. However, the remaining debt would then be 214,000 EUR after 15 years. The 20-year option is preferable... don’t you think?

I unfortunately don't understand the difference, since you are financing 110% anyway. Whether you split it into two loans or take it in one.

You should get offers with the same rate. Otherwise, you are only comparing apples with oranges.

HypoVereinsbank offers different interest rates if you combine the entire project with KFW and a home savings contract. A pure annuity loan would immediately have a significantly higher interest rate - that's what I meant. Many banks have a pure annuity loan even at 3%, and that is then too much.



The installments at HypoVereinsbank for 15 and 20 years only differ by €50/month, which is not really much. Then rather 20 years...!?

But fundamentally I am still very undecided whether to go with the offer from the first post or one of the new ones from Hypo.

Have you inquired at other banks?


That is already €12,000 over 20 years without interest and compound interest effect => I would say that is a lot


And again my tip: Excel sheet, different variants => derive decision
