Forgetting perimeter insulation

Hello everyone,

we are having a normal (formerly kfw70) house built without a basement.

After endless disputes with the site manager, he was replaced and the new site manager discovered that the perimeter insulation had been forgotten.

We are now totally unsure whether our construction can still be saved at all, since demolition has already been mentioned....

It is now to be investigated whether this insulation can be added retroactively to the base.

Does anyone of you know this well and can give tips on how we should proceed? Should we agree to a retroactive insulation, or is that not possible at all?

You mean the insulation under the floor slab or the base?

I was told that it is the insulation under the floor slab. There is only a foil under the concrete.

You won't be able to get anything underneath afterwards. One solution could be to insulate thicker between the base plate and the screed instead. However, this would be at the expense of the room height. Is the house positioned correctly in terms of height, or is the whole house now too low because the insulation layer is missing?

Get a professional.

It is clear that nothing can be added underneath afterwards - Whether anything can still be added on top of the ceiling is currently being examined. The ceiling is "fortunately" now 7 weeks delayed - that’s why the construction company could still add a layer. However, I don’t know if that will actually help!?

We currently cannot estimate the actual height, as the height point measurement was not done, but it was simply said: Top edge of the floor covering will be 30cm above [Gullyniveau]...

Yes, we are involved. We probably won’t manage without a building expert anymore... Hopefully the costs can then be shifted to the construction company...

Honestly, the insulation is not necessary. There is insulation under the screed anyway. But if agreed, get something credited and use it for a vacation.
