Floor tiles 180€/sqm realistic?

Costs Tiles New Construction

Hello everyone,

we are planning a new construction and have the following offer from the general contractor regarding tiles:

Laying tiles in hallway, storage room, and house technology (24.17 sqm) in the size 30x60 with offset joints including skirting cut from the tiles for €4340 up to €35 material value

That would correspond to about €179/sqm including material.

Is that realistic? I will ask a local tiler about prices, I just stumbled upon this and was very surprised.

What were you surprised about? That it is so cheap? I don’t find it expensive, considering the cost of the materials. Is the installation of the wet rooms not included in your [Bauleistungsbeschreibung]?

I find it a bit more expensive, but normal for [GU Angebot]. If you have the money for it, you can do it to avoid interface problems.

Super! Thank you very much. On the internet, you can find all sorts of things again, from 70€/sqm without material up to X. A colleague with a new build from 2019 even paid only 40€/sqm for laying without tiles. Laying in the bathroom being included is actually only for floor tiles in the utility room and storage room.

"GU" and "price offer for individual trades" actually contradict each other, so is it an additional charge offer for a request above the standard of the construction service description? Cross joints in the floor tiles of a hallway usually do not look advantageous in this format. And I cannot imagine any rooms more irrelevant for tile format and decor special requests than storage and building services rooms.

I paid about €44/m² in 2022 excluding materials, but including grouting, cutting, building the niche, and silicone joints. However, it was not through the general contractor/general planner.
