Good morning!

My girlfriend and I have reserved a plot of land, which is being sold privately through a realtor, and we have already had an initial meeting with an architect. A second meeting with another architect will follow tomorrow. In the first meeting, needs and wishes were recorded, and in the end, there was a hefty price. We reluctantly swallowed that for now and then drove home in silence for 30 minutes. We continued to research construction prices and found out that—no matter how you look at it—you can’t build much cheaper without accepting compromises.

Since then, my head has been spinning like a floor plan of the house on the plot could look like. My girlfriend dreams of two full floors and looks at beautiful floor plans on Instagram. That is not sensible at all, because in my opinion, a solution deviating from the "standard" is necessary to fulfill our wishes. So these are daydreams that threaten to burst in the near future. Trouble and quarrels are preprogrammed. I’m trying to get ahead of this by reading and “educating myself.”

I hope for honest assessments, advice, and maybe the occasional link to helpful threads.

Music/stereo wall: no
Balcony: not necessary—but if it fits the floor plan, not a problem either
Garage, carport: double garage in the basement with parking spaces in front of it

House design

So far, we have considered that the basement could be pushed forward so that the terrace could be extended in front of the house as a kind of balcony on this offset. We like to enjoy the evening sun. Otherwise, I hold back on ideas and wait to see what the architect will answer to my questions that have arisen in the planning process tomorrow.

What is the most important/fundamental question about the floor plan summarized in 130 characters?

Do you know floor plan designs with similar restrictions (slope, floor space index 0.7, eaves height 3 or 6m)? Or do you have other useful tips for us? The building plan is from 1978—can you negotiate with the city about the regulations?

Looking is allowed. Touching is not. What price is stated there? I think you are going the wrong way here. You have an architect, who will also make you a preliminary draft. Your topic now is probably: how much does a house cost. What do you need, what not. In that respect, I would change the subforum and read up on construction costs and then ask.

approx. €580,000 for house + outdoor facilities (so the complete package)

The architect said while filling out his form that he calculated rather high and that a sum of €500k would also be possible.
Half a million was our upper limit...



I think I’m just too hasty. The thread should have been started after the conversation with the architect.
On the other hand, there was a strong need to communicate.

Why do you want to build a tower? Build the garage next to the house. The house itself gets 2 VG. City villa look, [B‘Plan] observed. You really have a slope, so a residential basement is suitable. I don't consider the 580k to be exaggerated.

It would be practical to know the textual regulations of the development plan, especially because of the boundary line between 578 and 577. 2 land use parameters follow the floor area ratio:site coverage ratio, but a 3.00 m ridge height (B) probably contradicts the city villa. I am confused about where north is here: normally it is "up" both in cadastral maps and aerial images as well as in development plans, but here between the cadastral map and the development plan it is rotated by 180° (???)

In the development plan, the north is indicated by two overlapping arrows (black and white). Why the plan is rotated ... no idea.

Knödellinie? 577 is a parcel of land that the city exchanged with the owner back then (to be able to build the road). There are no building encumbrances or easements.
